Ranchi Revises Government Land Rates; Prices to Rise by Up to 10% in 1,306 Villages from August 1

Jharkhand News : People planning to purchase land in the rural areas of Ranchi district will have to pay higher registration charges from August 1, 2026, as the district administration has revised the government valuation of land and flats by up to 10% across all 1,306 villages. The revised rates have been approved by Deputy Commissioner Manjunath Bhajantri.

According to the district administration, the new land values will be updated in the registration software on August 1. As a result, land registration in rural areas will remain suspended on that day. Registration work will also remain closed on August 2 due to a public holiday. Registrations based on the revised government rates will resume from August 3.

With the implementation of the new valuation, buyers will have to pay higher stamp duty and court fees, increasing the overall cost of property registration.

Under the existing rules, buyers in rural areas are required to pay 4% stamp duty and 3% court fee on the government valuation of the property. Since the official valuation has been increased, these charges will also rise accordingly.

Officials estimate that the registration of a five-decimal plot could now cost buyers approximately ₹25,000 to ₹65,000 more than before, depending on the location and revised valuation.

The revision is expected to have a significant financial impact on prospective buyers, as the total cost of property registration will increase with the implementation of the new government rates.
